DESCRIPTION AND VALUE OF THE LAND.
It consists of a globe of land made up of two intendant estates with an irregular shape and topography, with undulations, semi-flat areas on the back and variable slopes with inclinations in some sections greater than 45o. It is completely covered by thin undergrowth and native trees; as well as bushes.
It should be noted that the Finca in reference is located less than 300mts. from the Pacific Ocean, so in our opinion it has excellent potential within the sector. Below we attach a table with the surface of each one

It should be noted that to determine the value of the land we have proceeded to analyze and identify the various factors that directly and indirectly affect its valuation, where its location, land conditions, topography (with limitations) and permissible use have been considered, in addition to the improvements to it.
The Hacienda Marianas sector within El Sol beach is located 100Km. approximately from the capital city, within the
sector of El Higo in the district of San Carlos and about 3.6 km. of the Pan-American highway; counting on two access streets; one for the Playa El Sol project duly paved (approximately 2.1 km) and the rest duly traced with land, passable at all times of the year; or through a street located in front of the main access to the town of El Higo.
It should be noted that the land is located on the access road (dirt), observing houses with one and two floors built of masonry, used for summer vacations. It should also be noted that this sector corresponds to one of the main beaches within the Pacific Ocean, adjoining Los Panamaes beach and very close to the P.H. Bijao Beach Club & Residences.
In the surroundings we find other beach sectors, such as Punta Barco, Playa Gorgona, Punta Barco, Vista Mar, Bijao, San Carlos and Playa Costa Esmeralda, among others, some of which are in the process of development and tourist exploitation, as well as tourist developments such as the Hotel Decameron complex, Cabañas Las Veraneras, Playa Blanca Resort and Buenaventura, which have caused a high increase in weekend and summer tours.
On the street "A" about 3.6Km. from the Pan-American highway (with two accesses from the entrance of Playa El Sol and another through the street in front of the main entrance of the town of El Higo), in the Hacienda Marianas sector in Playa El Sol, about 100Km. of the city of Panama, in the corregimiento of El Higo, in the district of San Carlos, province of Panamá Oeste.
