INTROEnjoy nature and the "ocean view" in El Espino on your own private finca. This 5.54 hectares is totally fenced, cleared near the fence line and driveway. Otherwise it's all natural, with flowers, trees, brush and grass. Armadillos, rabbits and at least 3 mid-sized "cats" have been seen on the property recently, and as the area is developed and cleared we'll probably see more animals moving in. Close to surfing beaches in the San Carlos area, medical clinics, restaurants and El Rey, Super 99 and 3 shopping malls in Coronado, a short drive up the hill to beautiful El Valle and an hour or so from Panama City, you can have all the advantages of country life without sacrificing those of city life.
ACCESSThe road to the property is paved or crushed rock, and extends from the highway to El Valle to the full length of the front property line. A driveway has been cleared from the property line along the right side up to the top of the ridge where you can take advantage of breezes from 360 degrees, along with ocean and mountain views. After you wind your way through the sleepy village of El Espino, you'll cross a new bridge over a small creek, easily handled in a 2WD vehicle with normal clearance.
TOPOGRAPHYThe boundaries of the property loosely follow a dry creek bed through the center running from NE to SW, rising on both sides. Looking from the road, the left side and front are heavily wooded. There's a cleared area near the top center that has been used to grow maize and yucca in the past. The right side of the finca includes woods at the lower levels and caña a little higher. At the road that extends along the entire lower property line, the elevation is approximately 300' above sea level, whereas the top of the rise is about 350'. There's so much natural coverage that we had to blaze some trails through the woods to see what was actually there. We still haven't explored it all.
The finca is bounded on all 4 sides by other fincas. The 8 hectares on the opposite side of the road is used for cattle grazing and is for sale for $7/meter. The 8 hectares on the left side has been developed for 3000 square meter lot sales which sold for $8.50-$100/meter. Power poles are being installed now, to within 100' of the finca. Water is available on the other neighbor's property, a private water system, maybe 300' from the finca. The 4-hectare finca over the top of the hill is being developed for single-family residences. The 45-hectare finca on the right side is used for cattle and has been in the same family for generations.
ENVIRONMENTIt's very peaceful and quiet with only the sounds of birds and cows breaking the silence. The neighbors had a footpath along the front property line that's actually designated as a public road, but it's been widened and graded to accommodate vehicular access to the property. The road dead-ends at the far property line so there is NO vehicular traffic in front other than your own. As the other developing fincas are only in the clearing stages, it's still very quiet.With all the trees it's impossible to see the whole property at a glance, so we planted palm trees every 50' just inside the fence line. Eventually they will outline the property even from a distance, and provide coconuts to boot!The Pacific Ocean can be seen from the top of the ridge as well as along the left side of the property and the views could be enhanced with a 2-story house design.
UTILITIESElectricity is currently being brought to 100' from the property. Water is available at the neighbor's property about 300' from the property line. The water source is El Valle.
FINANCIALSThis property is fully titled and is currently FSBO at $4.50/square meter for the whole finca, or $5/meter for 1 hectare lots. No financing is available from the seller but a partial swap for a house in the mountains of Chiriqui, Panama and/or a late-model Toyota Hiluxe would be considered.
DRIVING DIRECTIONSFrom the PanAmerican highway, turn up the hill at the turn off to El Valle (de Anton).Drive approximately 4.5 km towards El Valle, passing a green sign for El Espino until you see the Casa Communal, an open-aired yellow building, on the right. Take a right just before the Casa Communal and continue down the road .2 km to the first left. Follow that road for .4 km to the bridge, keeping to the left when forks appear, cross the small creek and continue bearing to the left for .4 km. There are FOR SALE signs with arrows at each turn to guide you.When you come to a dead-end, the property will be on your left. It's the only one heavily wooded, and will have a drive-in gate near the end of the road, a walk-in entrance there as well as at the beginning of the property when you're driving in. The gates are barbed wire with supporting fence posts. The cleared area along the fence line continues around the entire property line, so bring your hiking boots and enjoy.
